The Perfect Architectural Solution for 13-Meter Wide Lots

FAQ Frequently Asked Questions

1. Is this house design suitable for a 13-meter wide lot?

Yes, this project is specifically engineered for narrow lots. With a total building width of 7.3 meters, it perfectly fits a 13,3-meter wide plot while strictly respecting the standard 3-meter setbacks from both side boundaries. It is an ideal solution for maximizing living space on restricted urban lands.

2. How does the interior feel on a narrow 7.3-meter footprint?

We designed this home to eliminate the "hallway effect'' common in narrow houses. Instead of a single linear axis, the living, kitchen, and dining areas are strategically positioned in opposite directions and distinct zones. This non-linear, open-concept layout breaks the visual line, creating a sense of depth and making the interior feel significantly wider and more spacious than a typical 7.3-meter wide footprint.

3. Does this narrow lot design accommodate 3 bedroom and 4 bathrooms?

Yes, this project is uniquely designed for maximum privacy, featuring 3 bedrooms, each with its own en-suite full bathroom, plus a convenient powder room (guest toilet) located in the living area. This 3-bedroom 4-bathroom house plan is a rare find for a 7,3-meter wide footprint, offering every family member their own private space without compromising on the functionality of the common areas.

4. Does this narrow house design offer enough privacy from neighbors?

Privacy was a key consideration. The side windows are strategically sized and positioned to prevent direct visibility into or from neighboring houses, while the large front and rear facades focus the views toward your private garden and the street.

5. Single story vs. Two-story: Which is better for a narrow lot?

For a narrow lot, a two-story design is often the superior choice as it significantly reduces the building's footprint, leaving more room for a spacious backyard or garden. By elevating two bedrooms to the upper floor, this narrow lot two-story house plan provides better views and enhanced privacy from neighboring properties while maximizing every square meter of your land.

6. How can I fit parking on a narrow lot without a bulky garage?

The design features a smart, integrated covered parking space for 2 cars at the front of the house. By opting for a covered parking solution instead of an enclosed garage, we maximized the interior living area while keeping the facade open and modern. This approach ensures your vehicles are protected while maintaining the 7.3-meter width efficiency, providing a perfect balance between convenience and architectural elegance for narrow lots.
